What is different about Villa Rica yards

Villa Rica is the fastest-changing part of my service area, and it shows in the yards. The city straddles the Carroll and Douglas county line and sits right on I-20, which has made it commuter territory for Atlanta. That has meant a lot of subdivision building, and subdivision building means builder-laid Bermuda lawns on graded lots.

Those yards have a specific set of characteristics. They are usually flatter and more open than an older in-town lot, which makes them quick to mow. They are frequently irrigated, which means they actually grow through July rather than going dormant, so they need cutting on a genuine schedule instead of tapering off in high summer. And the topsoil is often thin over graded clay, which is why thin patches and compaction problems turn up on lawns that are only a few years old.

The other thing about newer neighbourhoods is the standard. When every house on the street is on a schedule, a yard that slips is obvious from the road, and in a good number of these subdivisions there is an HOA with an opinion about it. A fair few of my Villa Rica calls start with somebody having received a letter.

The older side of town

Villa Rica is not only new construction. It is one of the oldest settlements in this part of the state, built on gold mining — the town still calls itself the City of Gold — and the older streets in and around downtown have the housing stock to match.

Those are completely different jobs. Smaller, more irregular lots, mature hardwoods over them, established beds and foundation plantings that have had decades to get overgrown, and more shade, which pushes them toward fescue and toward the thin, mossy patches you get where grass has lost its fight with a tree canopy. More trimming, less open mowing.

Gutters in Villa Rica

Worth calling out separately, because the eastern side of the county is where I get the mostgutter cleaning work. A lot of those subdivisions were cut into established loblolly pine and the builders left as much of it standing as they could, which is good for the neighbourhood and hard on the gutters.

Pine straw does not behave like leaf fall. It sheds through the year rather than dumping in one autumn, and it mats into a felt layer that holds water instead of washing through. Those are exactly the houses wheregutter guards actually pay for themselves rather than just sounding good.
